Paystub, tax return, recent offer letter, income statement drafted by CPA.
What are the income and credit qualifications?
Residents must earn 3 times the rent with gross income.

What kind of pets do you allow? Do you permit exotic pets?
Dogs and cats up to 55 pounds are allowed. We do not permit exotic pets.
How many pets may I have?
You may have a total of 2 pets. 1 dog and 1 cat, 2 cats, or 1 of either.
Are there any deposits, special fees, or monthly charges to have a pet?
There is a $250 refundable pet deposit, a non-refundable $150 pet fee, and a $20 monthly pet rent.

What are your fees and monthly charges?
• Security Deposit- $500/$300
• Reservation Fee- $50 applied to security deposit
• Lease Administration Fee- $100
• Application Fee- $50 per applicant
• MTM Fee- Market rate plus 20%
• Short Term Fees- $115 for 6-month lease, $85 for 9-month lease
• Holdover Fee- 50% of current rate
• Late Fee- $50 on 3rd, $5 per day after
• Carport Fees- $10, $15, $20 ranges
• 3rd Party Corporate Fees- $25/month
• Transfer Fee- $1000 if mid lease, waive at expiration

There is a person who might be staying with me for a while, is that permitted by the lease?
If they are staying for more than 10 days in a month, they must notify the property staff.
My children live with me in the summer; do I need to notify your office when they arrive?
Yes
How long is the term of the lease?
Lease terms are for 12 months.
Do you accept short term leases?
Yes. Monthly short term lease fee of $115 for 6-month lease, $85 for 9-month lease.
Is my security deposit totally refundable?
Yes, less final utilities. Utilities are billed 2 months in arrears.
If I get a job transfer, can I break the lease?
Yes, but with penalty and sufficient notice outlined in the lease agreement .
Can I change to a month-to-month lease plan after my first year?
Yes, with month-to-month fee of market rent plus 20%.

What utilities are included in my lease?
No utilities are included. Water, trash, sewer, gas, and common area electric are billed back with a RUB. In unit electric is set up directly by the resident.
