  • Built on the site of the historic Statler Hotel, City Club Apartments Detroit is the first ground-up, mixed use, conventionally financed high-rise under construction in Detroit's central business district in the last 30 years. 
  • CCA CBD Detroit began construction in the 4th quarter 2017 and will open 1st quarter 2019. Pre-leasing will begin 3rd quarter 2018. 
  • The property will feature 288 studio, convertible, one-, two- and three-bedroom apartments, townhomes and penthouses with four custom finish packages. Community employs green initiatives and offers fiber optic connectivity.

  • Development Costs anticipated to be $78.6MM, or $238,192 per apartment, net of $35,000 per parking space, yielding a 10-year aver¬age yield on cost of 8.33% 
  • CCA CBD Detroit average rent will be $2.61 per/ sq.ft with an average apartment size of 731 sq.ft.

Detroit City Club Apartments:

  • Initially acquired in 1996 for and later recapitalized in July 2011, Detroit City Club Apartments was successfully repositioned after being fully renovated over multiple phases at a combined project cost of $21.7MM ($62K/unit).
  • Original acquisition's rent was .96 cents per square foot with an average apartment size of 869 square feet. Today Detroit City Club Apartments has a $75MM value and average rent is $1.75 per square foot.
  • The property is located in the heart of the Detroit Theatre District adjacent to "The District" home to Detroit's four major sports teams. Average in-place rents at the time of acquisition were $912/unit. Today post-renovation, the property is 95% occupied with average rents of $1,497. 
  • Detroit City Club features 351 mixed-use apartments and penthouses. The property has two bedroom floor plans with three custom finish packages. Community employs green initiatives and offers fiber optic connectivity.

  • Today Renaissance City Club Apartments is valued at $75MM. Rents were originally $1.03 per square foot and are now $1.59 per square foot with an average apartment size of 1,058 per square foot.
  • The property has direct access to the Millender Center and People Mover station and is located across the street from the Renaissance Center. Average in-place rents at the time of acquisition were $1,095 /unit. Today post-renovation, the property is 97% occupied with average rents of $1,645.
  • Renaissance City Club features 338 mixed-use apartments and penthouses. The property showcases one and two bedroom floor plans with three custom finish packages. Community employs green initiatives and offers fiber optic connectivity. 
  • Exclusive amenities include a rooftop Sky Club features views of Downtown Detroit, Detroit River, and Canada. The property also has a 24-hour full service concierge, indoor swimming pool and spa and fitness center, a gourmet market, and parking.
